As a local Realtor living right here in Gregory, I’m seeing clear signals that the Spring 2026 market is going to be another active one for Livingston County. But the landscape has shifted slightly from last year, and if you’re thinking of making a move, preparation is going to be your secret weapon.
Here is what you need to know about our local market right now and how to maximize your home’s value before the "For Sale" sign goes up.
The Pulse of the Gregory & Livingston County Market
While national headlines love to generalize, real estate is hyper-local. What’s happening in downtown Detroit isn't necessarily what’s happening here in Gregory or Fowlerville.

- Prices Are Holding Strong: Because supply is low, home values in Livingston County have continued to see steady appreciation. It is still very much a seller's market, but buyers are becoming more selective. They want move-in ready.
- The "Flight to Space" Continues: We are still seeing strong interest from buyers moving out of denser cities looking for the lifestyle we enjoy here—access to the Pinckney Recreation Area, larger lots, and a quieter pace of life.
"Investor Secrets" to Prep Your Home for Spring
With my background in property investment and flipping, I look at every home through a lens of ROI (Return on Investment). You don't need to gut-renovate your kitchen to get a top-dollar offer, but you do need to be strategic.
If you are planning to list in March or April, use these next few weeks to tackle these high-value updates:
- Flooring Matters: If you have old, worn carpet, ripping it out is often the single best investment you can make. replacing it with modern Luxury Vinyl Plank (LVP) is durable, waterproof (great for our muddy Michigan springs), and looks fantastic in photos.
- The "Mud Season" Curb Appeal: In February and March, our yards can look a little gray. Clear away any fallen branches, fix that sagging gutter, and make sure your house numbers are visible. If you have pets (like my two dogs, Goose and Gander), do a thorough patrol of the yard to ensure it's clean for showings.
- Light It Up: Winter days are short. Make sure every light bulb in your house is working and consider switching to "Daylight" LED bulbs. They make rooms feel bigger and cleaner, which is crucial for online listings.
