The Ludington Gem: Why Who You Hire Matters (Even 3 Hours Away)
I had a very special closing earlier this week, and it’s a perfect example of why the real estate agent you choose can make or break your plans—especially when life throws you a curveball.
Let me start by setting the scene. This home up in Ludington is an absolute gem. The owners did things to this property that only people with intentions of staying forever would do. They blew in new insulation in every single wall and installed brand-new HVAC vents throughout the entire house because it never had them before. If you know anything about home renovations, you know that is big money.
They had built their perfect forever home. But as we all know, things change.
When "Forever" Changes
A couple of years ago, they welcomed their first grandbaby down here in southeastern Michigan, and that's when everything shifted. Suddenly, being three hours away just wasn't good enough anymore. They wanted to be the village for their family, which meant it was time to sell the Ludington house and move closer to home.
They started the process by hiring a local agent to sell the house. I don't know this other agent or what brokerage they work for, but what I do know is that this was the exact type of Realtor that everyone dreads running into.
They put the house on the MLS and essentially took a nap for the next year.
The result? The house didn't sell. In fact, it didn't get a single showing in an entire year. Shocker.
Stepping Outside the Usual Market
Fast forward to about a month after their contract expired with the previous agent. They called me.
These sellers are dear friends of mine and my family. Even though I had never worked in the Ludington area—which is a solid three hours away from my normal service areas in Livingston and Ingham counties—it was a no-brainer. Obviously, I was going to list it for them.
It was definitely a challenge not knowing the immediate local area, but I made them a promise: as long as we can get eyeballs in the door, this house will sell.
Hustle Beats Geography
Real estate isn't just about putting a sign in the yard; it's about actively marketing the property. I put in the actual legwork to get the listing in front of the right buyers. I was also able to connect with some great people, including a fantastic buyer's agent who obviously knew the local area better than I did and ultimately brought us a cash offer.
After sitting stagnant for a year with the previous agent, the house sold in roughly six months with me, with plenty of showings right up until the day we closed.
The Takeaway
Here's the point I'm trying to make, without talking myself up too much: I took a listing three hours from my normal area, put in some actual effort for my clients, and got the house sold.
I'm not saying hiring me is always going to be the absolute best choice based purely on your zip code. But I am saying that I will outwork anyone, anytime. No questions asked. Hustle and dedication translate to any market.
Congratulations to my sellers. We missed you down here. Welcome home! ❤️
