Spring 2026 in Howell, MI: Real Estate Market Updates & Local Events
The snow is finally starting to melt, and you can feel the energy shifting across Livingston County. Spring is historically the busiest season in real estate, and this year is shaping up to be no exception. Whether you are actively looking at homes for sale in Howell, MI, getting your own house ready to list, or just looking for some fun local events to get out of the house, I wanted to share a quick update on what we are seeing in our community right now.
The Howell Real Estate Market is Waking Up
If you have been keeping an eye on the local housing market, you know that the last few months have been tight. But as we head into spring 2026, we are actually seeing a slight bump in housing inventory across Livingston County compared to this time last year. That is a welcome breath of fresh air for buyers who have been waiting patiently for the right property to pop up.
Currently, the median home price in the Howell area is sitting right around the high $300s to low $400s, depending on the specific neighborhood and footprint. While more homes are hitting the market, it is still a highly competitive landscape. Homes are currently selling for around 98% of their asking price on average, and the most desirable properties are still going pending in a matter of weeks.
For sellers, this means that while the demand is definitely there, pricing your home correctly from day one is absolutely crucial to getting top dollar. For buyers, the strategy remains the same: you have to be prepared. Getting your pre-approval sorted out before we start touring houses is the best way to ensure you do not lose out on your dream home.
Why We Love Calling the Howell Area Home
Real estate is about so much more than square footage and property lines. It is about the community you are buying into. Living just down the road in Gregory, my family and I spend a lot of time enjoying everything this area has to offer, and Howell truly has one of the best downtown districts around.
If you are new to the area or doing some neighborhood scouting, spending an afternoon in downtown Howell is a must. The historic architecture gives the town incredible character. You can easily spend a day browsing the local shops, grabbing a great lunch at Coratti's Pizzeria, and finishing it off with one of the famously massive milkshakes from M Street Baking Company.
Spring Events You Do Not Want to Miss
As the weather warms up, the local calendar is packed with things to do. If you have kids with boundless energy to burn, the Howell Nature Center is always a huge hit. They are hosting their Easter in the Wildlife Park event on March 21st, complete with egg hunts and games. It is a fantastic excuse to get the kids outside exploring the trails and visiting the wildlife ambassadors.
We are also eagerly counting down the days until May, which marks the official return of the Howell Sunday Farmers Market. Running every Sunday from May through October, the market takes over State and Clinton Streets right next to the historic Livingston County Courthouse. There is nothing quite like spending a Sunday morning supporting Michigan farmers and picking up fresh, local produce right in the heart of town.
