- Prices are Holding Steady: In the Lansing area, the median list price is hovering between $145,000 and $200,000 depending on the specific neighborhood, while neighboring East Lansing is seeing median prices in the mid-to-upper $300s. Across Livingston County and broader Southeastern Michigan, we are seeing a healthy 2% to 4% year-over-year appreciation.
- Days on Market Have Normalized: The days of putting a sign in the yard on Friday and getting ten offers by Sunday are mostly behind us. Homes in our region are averaging about 45 to 60 days on the market. This is actually great news—it gives buyers time to breathe and make informed decisions, while sellers can still expect a successful sale if priced correctly.
